I own a commercial investment property and I need help with leasing.

Cornett Commercial's leasing service provides experienced leasing services. We handle all of the marketing, advertising, and showing required to find a tenant for your property. We carefully screen all applicants and deliver a qualified tenant.

What are some of the benefits associated with choosing full management?

Our full management service will collect rent, pay bills, and handle all maintenance and tenant relations. We can also pay your mortgage, insurance, and property taxes if you wish. You will receive monthly financial statements to reflect all activity related to the property. We complete timely inspections of the property and send you written reports of the findings. When at the property, we examine the overall condition as well as look for preventative maintenance items. We are on call 24/7.

What fees are associated with each option?

Our leasing fee is a negotiable percentage of the lease value. Our management fee is a negotiable percentage of the rents collected. Contact our office to speak with a Broker to learn more.

What steps do you take to evaluate prospective tenants?

After a prospective tenant completes an application, we verify their financial condition, check their references, and review their credit history. We present all information regarding the tenant's application to you. Following your approval, the lease is drawn.

How quickly can I expect you to find a tenant?

The length of time it takes to find a tenant depends on the market condition, property type, location, physical condition, and rent. Our goal is to secure a tenant within a reasonable time frame. The most important factor in leasing a property quickly is determining a competitive lease rate. Using our knowledge of market trends, we help owners set a rental price that allows them to maximize their dollar without allowing the property to remain vacant for long periods of time.
